and Conditions
GENERAL INFORMATION
-
Prices
are quoted in EUR (euros) and are
subject to confirmation at date of booking.

Rentals
are per property per week (or per
night as appropriate) for the maximum number of occupants indicated.
-
Supplements
may apply at Christmas, New Year,
Carnival, Easter and other festivals.
-
Services included
in general are water, gas, electricity,
pool cleaning, linen, towels (except beach/pool) and maid service.
-
Additional services or facilities –
Occasional beds,
cots, high chairs and food/beverage packs on arrival may be
available at extra cost. Telephone service if offered is metered
and/or may be restricted to local calls. Satellite TV if offered
may provide only a selection of preset channels. Use of your own
viewing card cannot be guaranteed.

Times of rental –
Rentals start at 1600 on day of
arrival and end at 1000 on day of departure. If you arrive before
the due time you may find the property already prepared. If not
please deposit your luggage and return later. Please vacate the
property by the time specified for departure so it can be made ready
for the next arrivals.

Cancellation charges
apply. Clients are strongly
recommended to purchase comprehensive travel insurance. Amongst
other essentials this will indemnify you in most cancellation
circumstances.

Availability
is subject to constant change and
strictly to confirmation at date of booking.
BOOKING CONDITIONS
-
Payment
– 25% deposit on booking, balance 35
days before arrival at the first property. Rental is payable in
full on booking within 35 days of arrival.

Cancellation by you
– If you choose to cancel your
booking you will normally lose all monies paid (more than 35 days
before arrival : loss of deposit; 35 days
or less before arrival up to the day of arrival : loss of full
payment). However, we will always attempt to
relet the property on the best possible terms to mitigate
your loss but please be aware, particularly in the case of
cancellations close to the arrival date, that
we may be unsuccessful in reletting even
at a discount. If we are successful a refund will be made to you on
the following basis:

If at the date of
cancellation you have paid the deposit only, this will be
refunded less and administration fee of 32.00€

If you have paid
the full rental you will receive the rental we are able to
achieve on reletting less an
administration fee of 80.00€

Security deposit
– For most weekly rentals a security
deposit (normally 400.00€) is required to cover loss or damage to
the property. This is released 14-21 days following completion of
rental unless there is a claim for loss or damage.

Cancellation by us
– We reserve the right to modify
or withdraw any booking due to circumstances beyond our control, for
example where fire, flood, theft, damage or any other occurrence
renders the property uninhabitable or incapable of providing the
facilities or services we offered. In such an event a comparable
substitute property will be offered or a full and immediate refund
of monies paid. We will consider claims for further compensation
for loss or inconvenience as appropriate.

Damages or losses
– We reserve the right to charge you
for breakages, damages or losses to any property and its contents
caused by you. Where applicable a security deposit will be held by
us and returned less any necessary deduction following a completion
of the rental.

Complaints
– In the unlikely event that you feel
cause for complaint during the rental you should inform us as soon
as possible, whereupon we will do our best to rectify matters as
appropriate or necessary. Please be aware that notifying a
complaint only after completion of rental may compromise our ability
to consider it.

Notes
– All information in our promotional
media of any kind forms part of these Booking Conditions, including
the maximum number and any minimum age of people who can be
accommodated and any other conditions stipulated in property
descriptions. Distances and measurements are approximate.
Facilities are as agreed with property owners and are offered in
good faith, No responsibility can be accepted for the climate, the
natural or built environment, local conditions, traditions or
practices, interruption to or breakdown of any public service and
any consequential effect thereof.
PAYMENT OPTIONS
Payment may be made by:
Cheque or
banker´s draft in EUR (euros) or GBP (pounds
sterling) calculated at our exchange rate or by transfer to our bank
account (details on request)..
TRAVEL INSURANCE
We
strongly recommend that you become adequately insured as soon as you
book your holiday.
FOR YOUR PROTECTION
-
Payments to FiveStar
are deposited into our Clients´Accounts
where they remain until payment is made to the supplier of your
chosen accommodation or service.

We carry Tour
Operator´s Combined Liability Insurance
covering Professional Indemnity, Public Liability and Emergency
Assistance. All suppliers to FiveStar of holiday accommodation and
associated facilities carry insurance covering liabilities to you
and undertake to maintain comprehensive health, safety and other
standards upon which we insist in our contract with them.

If you are resident in
the UK you should carry Form E111 (available from Post Offices) as
this confirms your entitlement to medical benefits in kind during
your stay in Portugal. Similar benefits may be available to
residents of other countries.
